Just like Contracts there are many variants to pricing. for you the client to know the cost to hire one carpenter is about 30 to 50 per hour. That is an experienced Carpenter without power tools. that is RSJ Construction min pricing for projects and what we base our bids. Most jobs also require many power tools and each job has specialty tools involved. there is also Overhead, fuel and profit. RSJ Construction LLC pricing starts at 75 per square ft for Carport to garage Conversions, and 120 a square ft for new Additions and Garages.

RSJ Construction likes to be flexible with Contracting. We have many options for different types of homeowners and business owners.  A full service Contract turn key operation is the most expensive, as it includes all the work Involved including landscaping, plumbing, electrical, and HVAC, we subcontract out most of these to licensed Contractors, so you get double protection. All Licensed Contractor in Arizona are required to carry a bond to protect the consumer. RSJ in the USA also offers the option for clients to sub contract or do their Own phases of Construction. This option can save the client money in most circumstances, but it can be risky with inexperienced homeowners, especially if they decide to hire unlicensed Contractors, and although RSJ will still provide some advice. The responsibility is on the client. I have had many clients benefit from this flexible contracts.  One of the issues we see is when we bid a project and the client is looking for the lowest price possible, that can only be achieved cutting out services. Make sure you are clear in the initial bid what kind of contract you prefer.

This is a good question. you should know your setbacks, you can call your city or county and get that information. the next thing is to know how much you want to add.

It is a good idea to know where your plumbing cleanouts are if your adding a bathroom or kitchen. There are many designs for home additions, We like to match the existing features.

For most projects we get paid as work is completed. We bid the project in phases or in an itemized bid system. Depending upon the scope of the project and material involved we may get a

down payment to cover building expenses and payroll. The only  exception is for the Building plans.

The best way is to check the comparative value in your neighborhood. A good place to start is by looking up your home using zillow or another real estate application.
